Urban Design of 86 Hectares of Sadra City

The 86 acres of Sadra city is an urban scale district of affordable housing situated around the metropolitan on the North West side of Shiraz. The plan of the district is based upon an actual tract of land in the outskirts of Sadra city. The underlining principle of the scheme is that an urban neighborhood should be regarded both as a unit of a larger whole and as a district unit in its self. There by molding itself into the existing and adjacent neighborhoods it blends itself into the greater whole.
The main Purpose is its division into unit areas, each one of which is suitable for a single neighborhood community; the next step consists in the planning of each unit so that adequate provision is made for an efficient operation of the 7 main neighborhood functions.
The lot submission provide apartment suits, accommodations for a total of 5353 families this would mean a population of 19270.8 for which services and institutions is ordinarily required, its actual size depending upon population density;

The site for schools and other institutions have service spheres coinciding with the limits of the unit suitably grouped about a central point, or common area. Local shops provided at traffic junctions or adjacent to similar districts of adjoining neighborhood. Its residents for the most part find their occupations outside the neighborhood, but there are certain other facilities, functions or aspects that are strictly local and peculiar to this residential community. These include; business blocks, market squares, schools, religion centers, post offices, parks and playgrounds.
The design concept of the apartments stemmed from two ideas. First, along the exterior perimeter, the plan was to relate the block to the surrounding urban fabric. The modular configuration reflects an engaging sense of vitality and movement. The layout of the apartment structures follows quite closely an interconnected arrangement formed with precast concrete, some semi-detached and some in rows and in apartments. The buildings range in height from three and four stories on the boundary streets and in the abutting ribs. Most units enjoy cross-ventilation, most apartment’s looks out upon a central garden, the walks are to be lined with shrubbery and the general effect will be park-like and refreshing. Many of roofs could be given a garden like treatment and contribute to the array of delightful prospects which are offered by the scheme.
The street layout is based upon housing scheme providing for 5353 families In carrying out the unit principle, the boundary streets have been made sufficiently wide to serve as main traffic arteries, each of these arterial highways is provided with a central roadway for through traffic, Service roadways for local traffic separated by planting strips, the interior streets are adequate for the amount of traffic that will be developed in the neighborhood there is no streets that run clear through the development without being interrupted.
The typology of this collective housing had undergone major transformations in the course of the Design. The ideal pursuit was that of a healthy dwelling in a happy world, a scenario for life and for new forms of coexistence that reinforces the community feeling among its inhabitants without forcing them to give up their independence. This urban infrastructure works thoroughly with the impression of cradle to grave, it is efficient in its features and strategy as it operates to function within an indistinguishable unit to the whole.
