To the far west of Kish Island the Nobonyad Three is an urban district projected for the middle-class population. Due to the poor quality of construction adjacent to this land and the deprived orientation to achieve maximum density, the urban landscape in this part of the island does not enjoy a good quality of settlement. Therefore, the purpose of enhancing the quality of urban design, in this particular region is the purpose of this project.
The project is based on detailed studies of the climate; this has particularly made a direct influence on the design. On the bases of a range of types and sizes the dwellings are to have setbacks on higher floors with green balconies creating a dynamic sky line as well as to depart from consistency in design. The physical details of this urban space includes the orientation of the streets and buildings with respect to the wind direction, enhancing comfort in a hot humid region by providing good natural ventilation.
Generally there are three types of site units, typical units, corner units located on the boundaries and the central axis units, these units differ from each other in terms of location and climatic characteristics and have different volumes. Volume proposal for each type of units is presented as follows: the distribution and variation of size allow for dynamic and playful design, permitting architects to have different setbacks on adjacent sites. Every site unit allows for a maximum density of 150%. And finally, to bring unity to the whole chamber volume variation in a series of mandatory binding sites has been suggested thus providing unity and continuity to the facades.
By presenting regional planning principles, utilizing aerial perspectives of significant regional and urbanizing locations in terms of existing conditions, and simulations or visualizations of future growth determined by present zoning and by its alteration it proposes future developments to be informed by, and where appropriate be molded by, based on this project.
